How to get attached neighbors to agree on roof repairs

Getting an entire row of attached homes to agree on simultaneous roof replacements, matching colors, and shared costs is nearly impossible without a governing board. Disagreements over maintenance levels leave responsible owners refusing to pay for adjacent failures or do free work for neglectful neighbors, ultimately blocking necessary structural repairs.

What people tried

Every workaround mentioned in the threads below. We haven’t tested any of them — and nobody here is claiming they worked.

  1. 1
Relying on HOA boards to dictate and mandate simultaneous repairs
  2. 2
Individually maintaining and coating one's own roof section while ignoring neighboring neglect
  3. 3
    Checking lease agreements before signing
  4. 4
Using more complex billing formulas like RUBS

Can you not only sell but than get 6 people in a row to all agree to replace their roof at the same time, for the cost you propose, of the same colour. Without a board dictating that and making the desicion, good fucking luck.source ↗

I also maintain and coat my roof while my neighbors do not. I do not want to do free work for them or pay because their laziness led to a failuresource ↗
