Neighbor parking in our yard and setting up competing food trucks

A neighboring tenant is hosting charity events that bring direct food and beverage competitors right outside a local cafe's front door during business hours, all without warning. Additionally, the neighbor persistently parks their entire car in the cafe's yard, blocking access even after a fire hydrant was installed.
