Why do home warranty companies deny claims after you pay the fee?

Home warranty companies routinely cite fine print to deny claims or only partially cover repairs after collecting the initial service fee. This leaves homeowners stuck paying hundreds or thousands of dollars out of pocket while dealing with conflicting information between repair technicians and customer service reps.

What people tried

Every workaround mentioned in the threads below. We haven’t tested any of them — and nobody here is claiming they worked.

  1. 1
read every exclusion in the actual contract before buying
  2. 2
escalate through the BBB and public reviews to get a response
  3. 3
Checking the unit serial number and warranty status independently on the manufacturer's website
  4. 4
Calling another reputable dealer or family-owned company for a second opinion
  5. 5
Looking up the original purchase invoice to find written proof of the warranty agreement
  6. 6
Having the technician call the main office to clear up communication discrepancies
  7. 7
Paying out of pocket for additional services like unit cleanings recommended by technicians
  8. 8
Filing a new claim ticket and paying another service fee to get a different vendor sent out
  9. 9
Filing complaints with external organizations like the Better Business Bureau
  10. 10
Hiring an independent, reputable contractor instead of relying on the home warranty
  11. 11
Putting money into a high-yield savings account instead of paying a warranty company to pay for repairs out of pocket
  12. 12
Checking local subreddits or Nextdoor for independent local contractors rather than using national warranty pools

Now the technician is telling us there's no warranty at all, and quoted us $10k to replace compressor.source ↗

most of them will find any excuse to deny or drag their feet.source ↗

So the rep said its covered but the tech said its not? The tech most likely doesn't know your specific warranty info.source ↗

I didn't realize all home warranty companies were rip offs. I had good experiences the first couple of years with them but now all of a sudden a simple toilet leak isn't covered. And last time it took forever to get a technician out and then he kept showing up on the wrong day and wrong house even.source ↗

We ran into something similar a few weeks ago. AC went out, tech shows up, troubleshoots the system and gives us the quote. I tell him it's still under warranty, the office tells him it's out of warranty...source ↗

The AC isn't cooling the house any lower than 83 degrees even when its set to 72 degrees. I called the company and put in a ticket for the technician to come out and fix the issue. Th technician is saying the unit is running as its supposed to.source ↗

I don't know what else to do as its obviously not working if its not cooling the house. The unit is running literally ALL DAY and its not cooling.source ↗

And they said that I would have to put in and pay for another claim ticket to get a different vendor. So I’ve gone ahead and done that and they’re coming on Monday.source ↗

I've now had multiple claims with them, and the pattern has been remarkably consistent: I file a claim, pay the service fee, and then they cite contract language to deny the claim or leave me paying a substantial portion of the repair myself.source ↗

So I ended up paying nearly $200 out of pocket to repair an ice maker while carrying a home warranty.source ↗

This isn't my first problem with them. I've had multiple claims denied or only partially covered and previously had to escalate through the BBB and public reviews just to get meaningful responses.source ↗

I've been using American Water Resources for a few years now but the last couple of claims I have filed I had horrible experiences and they lie to me, can't find technicians in my area and all of a sudden things aren't covered that have always been covered before.source ↗

I'm hoping for something that I can pay monthly and then when a problem happens, they fix it free except for the service charge. AWR used to do that well but like I said, I seem to be paying for nothing now.source ↗
