Why do apartments reject self-employed income verification?

Automated services like Snappt flag business accounts and reject variable owner draws because they expect standard W2 paystubs. This mismatch prevents self-employed renters from passing apartment screenings, even when they provide bank statements, invoices, and multiple forms of proof.

What people tried

Every workaround mentioned in the threads below. We haven’t tested any of them — and nobody here is claiming they worked.

  1. 1
Connecting to the IRS for tax-return verification
  2. 2
Requesting manual review of business bank statements and proof of ownership by the leasing manager
  3. 3
Exploring asset verification options designated for unemployed or retired applicants
  4. 4
Asking the leasing office directly for a manual underwrite override to have a human review the full financial picture.

SNAPPT verified the account itself, but said they couldn’t verify my income because the account is a business account.source ↗

I don’t pay myself a fixed amount every month because there hasn’t really been a reason to — some months I transfer myself $2k, another month $9k, another $5k — so my personal checking account doesn’t accurately show what the business earns or what I can afford.source ↗

I am a grad student, so I have paystubs for about a third of my income, but I am also a contractor and that’s where the remaining income comes from.source ↗

Despite linking my bank account to my application and providing three months of bank statements, three months of invoices and screenshots from where the invoices were deposited into my account, paystubs from my university, and W2s, the majority of my income cannot be verified.source ↗
